I have a whole lot of questions for you if you wouldn’t mind giving some advice. I had all but dismissed getting returns of over 10% as snake oil. I just bought my first rental property last year but am only getting a 6% return. In the future I would like to shoot for at least 10%, and like you said, why not make it a point to aim higher?

Are you getting 15%+ returns on all your real estate? Multi family only or can you get that with single family as well? Are you always so highly leveraged? Have you had many investments go south? The main reason I was so conservative before is that I don’t want to lose my shirt.

Personally, I think there’s room in your picture for life insurance, but I appreciate your point about you being self-insured. We can’t wait to get into real estate. I’m sure we’re going to have a quick learning curve, but we’re game.

We haven’t gotten into real estate because we are simply not ready. We want to but we want to be smart about it and make sure we don’t get in over our heads. The patience will pay off.
